How to interpret a HERS Index

The Residential Energy Services Network describes the HERS Index as a scoring system based on a rated home compared with a reference home. A lower score indicates lower modeled energy use relative to that reference. The score is useful when it is tied to the exact address and supported by the rating report.

Ask who performed the rating, whether the result is projected or confirmed, which equipment and envelope inputs were used, and whether testing was completed after construction. Do not apply a score quoted for a model home, another phase, or another climate to the house under contract.

ENERGY STAR certification is address-specific

An ENERGY STAR-certified new home follows a program process that includes design requirements, inspections, testing, and verification by credentialed professionals. A builder may participate in ENERGY STAR in one development and not certify every home everywhere. Request the certificate or program documentation for the exact property instead of relying on a logo in general marketing.

Likewise, an ENERGY STAR refrigerator or dishwasher does not make the entire house ENERGY STAR certified. Product certification and whole-home certification answer different questions.

HVAC design and commissioning

Heating and cooling are often among the largest household energy loads. Check the HVAC model numbers, efficiency ratings, capacity, fuel, stage configuration, thermostat, duct layout, and commissioning records. Oversizing can produce short cycles and comfort problems; undersizing or poor airflow can create long runtime. Installation quality can matter as much as the equipment label.

During inspection, compare room temperatures, listen for unusual airflow noise, confirm that returns are not blocked, and ask how balancing concerns are handled before closing. Visual inspection still matters. Look for incomplete insulation at attic edges and access panels, gaps around penetrations, damaged weatherstripping, window or door alignment problems, and disconnected or compressed ducts. Smart-home features: useful controls, not an efficiency rating

Connected thermostats, locks, switches, and other controls may improve convenience and can reduce waste when they change a meaningful load at the right time. They do not correct air leakage, poor HVAC design, insufficient insulation, or an inefficient water heater. Confirm what hardware and subscriptions are included, how long software support is expected, and which functions remain available without internet service.

Availability and commercial terms can vary by community. “Solar-ready” may refer to design provisions rather than installed generating equipment. If solar, storage, or EV charging is included or offered, obtain the system size, expected production assumptions, ownership or lease terms, payment escalators, utility interconnection status, warranties, roof responsibilities, transfer rules, and service contacts in writing.

Solar can reduce purchased electricity, but it does not prove that the building itself uses energy efficiently. Evaluate the envelope and equipment first, then assess generation against expected load, local rates, shading, and contract terms.
